All About New Hampshire Land

Land comes in many different sizes and shapes and is used for many different purposes. The following is a general discussion of some of these categories.

Residential Land – This category would include a site to be used in the future for a residence, vacation home or retirement home. The development of the land is usually controlled by the contemplated structure and the location of well, septic, driveway, and other improvements, and the characteristics of the land itself.

Rural land – Uses are similar to Residential Land described above, but as this land is often outside of the core village or town, it often consists of larger parcels and offers greater privacy and more opportunity to use other parts of the land to create larger homesites, mini- farms complete with horses or other livestock, and small, medium and large estates.

Woodlots – Woodlots are land parcels which range greatly in size and vary from being suitable for future homesites to more rural and remote parcels where the primary objective is improvement and management of the lands resources. This includes management of the standing timber for growth, propagation and harvesting for sale, encouragement of wildlife habitat, creating walking or nature trails and other recreational features, and for appreciation in value.

Typically a “woodlot” will support a significant stand of timber which may be considered a “crop” with a long growing period. If properly managed over time, this crop can be periodically harvested to generating income. Additionally, proper cutting can enhance the growth of the remaining timber stand and will improve its yield. A Professional Forester can assist the landowner in making an inventory of the land, listing both its natural features and timber species. Taking into account the landowners objectives, the Forester would then develop a Management Plan for the parcel. If properly carried out, the execution and achievement of these objectives may additionally enhance the value of the land.

Investment Property - Land is often acquired as an investment to be included in the investors portfolio in addition to stocks, CD’s, etc. Knowledgeable investors may acquire land in an area where they feel there is good commercial or residential growth potential, the investor may do nothing more that acquire the land and hold it while the investment matures. For the smaller investor, opportunities are available to purchase either existing residential lots or rural land with the same objective. Many times people have purchased a land parcel with plans for a future vacation or retirement home only to change their mind years later and decide to sell and are surprised to see how well their original investment has grown in value!

As owners of land, we have the right and opportunity to enjoy its use during the time we “own” it, but we also should have the desire to leave the land better than when we acquired it. This is true regardless of whether we own a 1 acre building lot or a 100 acre parcel.
