One of the first steps you should take when you decide to place your property on the market is to call and arrange for a meeting with one of our Nash Realty Associates. At this meeting we will find out from you what your property consists of (residence, building lot, acreage, income property, etc), and what your objectives are in selling this property (relocating, larger home, downsizing, liquidating investment, etc.). We will review with you the selling process and briefly explain the forms and other steps involved in selling your property, from beginning to end.
After visiting the property we will prepare a Comparative Market Analysis so you can become an informed seller, showing you similar properties that have sold recently, and also properties that are currently on the market and will be competing with your property. Based on this information, your objectives and your timing, we will suggest a sales price and a strategic marketing plan for your property.
Once you decide to list, we will work closely with you to gather any and all pertinent information you may have that will be of interest to a buyer. If you are selling a residence, we will walk thru with you and make recommendations regarding cleaning, painting, or other repairs or modifications that would be beneficial. If you are selling land or acreage, we might suggest obtaining a perc test or septic design for the property. We may also recommend clearing a pathway to a homesite, clearing underbrush, or cutting to open up a view, all of which will expedite a sale, improve marketability, and create value for the property.
